Idea

The building project was created by architects of American company SOM, one of the leading architecture companies in the world. The project is located in the heart of the new capital at the junction of Dostyk and Turkestan Streets.

The building completes an architectural complex surrounding the southeastern corner of the Baiterek monument. Its prominent location made the project a new landmark and a popular destination in Astana, offering clear views of the Baiterek Tower and a unique visitor experience.

Foundation

The installation of foundations and the underground parts of the building was carried out in several stages.

Stage 1 - Diaphragm wall done with total perimeter length of 515 m and 14.5 m depth;
Stage 2 – Ground excavation to a volume of – 153 000 м3 down to a mark of -9.5 m from the ground surface;
Stage 3 - Installation of foundations, consisting of 285 reinforced-concrete borehole piles under the two towers, with a diameter of 1 meter and a length of 18-24 meters and made of B35-class sulfate-resistant concrete;
Stage 4 – Underground water-drainage completed below the foundations and on the perimeter and connected to sump pits and manholes.
Stage 5 - Waterproofing application on the blinding concrete;
Stage 6 – B50-grade reinforced-concrete mat foundation with height varying from 120 to 250cm;
Stage 7 - Formation of external reinforced-concrete monolithic retaining walls around the perimeter and the stiffening core of the towers;
Stage 8 - Waterproofing and thermal insulation of the walls of the underground structures.
Waterproofing of the construction was carried out jointly with the German company BASF Construction Chimicats Europe AG, the leading enterprise in the industry. The works were carried out using the latest waterproofing and insulation materials under constant quality-assurance controls.

Construction

The reinforced-concrete structure is made of high-tensile steel and the concrete strength is one grade higher than required.
The towers are formed from waffle monolithic slabs used as a constructive solution for large spans.


The total area of the construction plot - 2 hectares.
Building volume - 409'000 m3.
Building area - 10'670 m2.
Total area of the building - 126'470 m2.

- Hotel - 27 floors - 39'255 m2, apartments - 970 m2.
- Office - 30 floors - 29'490 m2.
- Shopping and leisure facilities - 3 floors - 12'635 m2.
- Underground parking - 2 levels - 32'841 m2.

Facing

A great job has been done to make the facade aesthetic, functional and resistant to all types of weather. It is well-known that wind is just about the main challenge for any building in the capital. As a first stage, the German company Wacker Ingenieure, one of the leaders in wind engineering, conducted wind testing of our building model in a special wind tunnel.
The results of these tests were taken into consideration during facade design work. The designers (AFC, Austria) paid special attention to materials: they chose only exclusive and unique green materials. Modern glass from the American company Guardian saves costs on heating and lighting due to low heat transmission and a high level of light penetration.
The Turkish company Metal Yapi was chosen to put these ideas into practice. Especially for our project, Metal Yapi has developed and patented a number of unique technologies for the production of aluminium profiles.

The facade is made of limestone, a natural stone, which is made up of layers of organic materials extinct since the Jurassic period. It is imported from Germany.
